The Heritage Phase 3 Update

Offers for Phase 3 are due soon

We have received a great deal of interest in the newest property release in The Heritage, just like we received in Phases 1 and 2. In order to help everyone interested, we wanted to answer a few of the most frequently asked questions:

Question: How many lots are in Phase 3, and how many are being offered for sale?
Answer: There are 30 waterfront lots in Phase 3, and all 30 are being offered for sale.

Question: When are contracts for Phase 3 due for consideration?
Answer: All contracts, prepared by one of our Realtors®, are due for consideration on May 15, 2024, by 1pm. This date allows interested parties three full weekends from our April 23, 2024, release to visit The Heritage and inspect all available waterfront lots prior to submitting an offer.

Question: How will offers be selected?
Answer: We will use the same criteria any seller of property would use. That is, the highest cash offer on a lot or lots, with the highest probability of closing, will get first consideration. In the case of a tie, the company’s president will draw lots to determine the outcome. Offers with escalation clauses will not be considered.

Question: How many lots were offered in Phases 1 and 2?
Answer: Phase 1 originally had 58 waterfront lots. During the sales phase, four buyers each purchased multiple lots and combined their lots into single lots, respectively. That resulted in the recorded plat having 54 total lots. Phase 2 included 31 waterfront lots, and four lots were held off the market due to seawall or site-preparation considerations, resulting in 27 lots being offered for sale.

Question: How many lots have sold in Phases 1 and 2?
Answer: Phase 1 had 46 sales on opening day, and all 54 have sold. Phase 2 had 22 of the 27 available properties sell on opening day, and just one property is currently on the market for sale. Three lots are still on hold in Phase 2, netting a total of 27 sales in that phase and 81 lots sold to date in both phases combined.

Question: Are property owners in The Heritage automatically members of Wicker Point Golf Club?
Answer: No. While Wicker Point Golf Club is located within The Heritage, it is a private club with its own membership criteria. Initial purchasers in The Heritage do have the privilege of receiving an application for membership within the first year following closing. Question: Will The Benjamin Lake Club be open to property owners of The Heritage?
Answer: The Benjamin is an owners’ lake club that is operated by The Heritage Homeowners’ Association for the use by property owners. The waterfront club includes a two-story clubhouse with community room, meeting space, owners’ bar, covered outdoor space, aerobics room and fitness center. The extensive outdoor space includes two pools, snack bar, trails, beach, community docks, and a tennis and pickleball complex, each with eight courts.

Question: How large are Phase 3 lots?
Answer: Phase 3 properties average over one acre of land and 246 feet of gorgeous shoreline.

Question: Can I still receive a price list?
Answer: Yes, just reach out to one of our Realtors® for sales material. They will be happy to provide that to you electronically or during an in-person site visit.
